Project overview
Leon Building Services was appointed to deliver the internal refurbishment of the Study Centre within the All Saints Building at the Heart of Worcestershire College, located in Worcester city centre.
The project focused on transforming a large open‑plan study area across the ground floor and mezzanine level, creating a modern, flexible and acoustically enhanced environment designed to support independent study and group learning.

Scope of works
1. Strip‑Out & Enabling Works
The project commenced with a detailed strip‑out of the existing study centre areas, including:
- Removal of existing partitioning
- Strip‑out of ceilings throughout the main open‑plan space and mezzanine floor
- Removal of selected floor finishes
- Associated strip‑out of elements of the existing electrical installation within affected areas
Works were primarily concentrated within a large open‑plan ground floor space, with a smaller mezzanine floor positioned above, requiring careful coordination and protection of retained elements.
2. Internal Reconfiguration & Finishes
Following the strip‑out phase, Leon Building Services completed a programme of refurbishment works, including:
- Limited construction of new internal partitions
- Installation of new ceilings and overhead acoustic elements to improve sound control and comfort
- Installation of new floor finishes in designated areas
- Extensive internal decoration throughout
These works were designed to enhance both the functionality and visual appearance of the study centre, creating a bright and contemporary learning environment.
3. Electrical & Building Services Upgrades
The refurbishment also included the revision and replacement of the electrical installation, providing:
- New lighting layouts aligned with the updated space
- Improved power and data provision to support modern learning requirements
- Integration of services to suit the new internal configuration
Mechanical and electrical works were fully coordinated with Harris & Associates to ensure compliance and quality throughout.
Challenges & delivery
Delivering works within a live educational building required a structured and well‑managed approach. Leon Building Services implemented robust site controls, clear phasing, and close coordination with the college to minimise disruption.
The project commenced in September 2023 and was successfully completed in January 2024, meeting programme expectations and delivering a high‑quality refurbished space ready for student use.
